How important is the popular appeal of a film at the cinema for being financially successful?

A:
I think we get back to the quality now. If you have a very strong idea you can choose to have good actors. But I think to make it a real success in the motion picture business you need some kind of an attraction to bring in the people. Therefore you go out and get stars. In this case we have two of the biggest stars in the world: Harrison Ford, Liam Neeson.

Q: How is the importance of foreign investors money in producing films?

A:
Well, without the foreign investment money today I doubt that many films would be made of any size. I think there is a lot of this money in the US for small pictures. But when we get into the big important international pictures we must have international money.

Q: The star-costs?

A: Star costs to me are always the cheapest costs. If you tell anybody anywhere in the world, Japan, China, you name it, Harrison Ford is in the movie, they know who that is. You don't have to explain that -"oh he was the man, who was the boyfriend of that girl and so on . It's just simply Harrison Ford, Liam Neeson - world-class actors. And it's instantaneously recognisable by everybody.

Q: What do scripts mean to you?

A: You can have all the stars in the world, all the sets, all the fabulous shooting - if the script doesn't make sense, people turned it of, they'd lough. And a lot of big time pictures have failed over the past number of years because the dialogue was not believable.

Die Kosten für Stars sind aus meiner Sicht immer die günstigsten. Wenn Sie irgendwem irgendwo auf der Welt - egal ob in Japan, China oder sonstwo - sagen, Harrison Ford spielt in diesem Film, dann weiß jeder, wer das ist. Sie müssen das nicht erklären - "oh, das war der Mann, der den Freund dieses Mädchens gespielt hat und so weiter". Einfach: Harrison Ford und Liam Neeson, Weltklasse-Schauspieler - und jeder weiß sofort, worum es geht.

F: Wie wichtig sind die Drehbücher?

A: Sie können alle Stars der Welt haben, alle Drehorte, tolle Kamera-Arbeit - wenn das Drehbuch keinen Sinn macht, interessiert es die Menschen nicht, bestenfalls lachen sie nur. In den letzten Jahren sind viele aufwändige Produktionen wegen unglaubwürdiger Dialoge fehlgeschlagen.

Doug, what are the basics an investor has to understand to invest in US-real estate today?

A:
What an investor needs to understand is that this is really a phenomenal time to still buy US real estate. And that's because although we certainly have suffered somewhat from the downturn on the economy we are currently experiencing the real estate markets were in great shape entering the slowdown. Right now there is very little competition to buy properties, the income returns are very strong and the asset costs is going to respond very positively as the economy reaccelerates with some terrific returns.

Q: Doug, let's talk about the most important markets. How do you judge office space right now?

A:
The US office markets had the strongest recovery of any of the property types during the latter part of the nineteen-nineties. And they have certainly been stung by the current correction of the markets. We see this correction as being relatively short term however. With a strong rebound next year in 2002 and continuing in 2003. And that rebound is going to be particularly evident in the markets that were least hyped by the tax exesses of recent years. So although we would be selective we still see some good opportunities in office investments in many markets througout the country.

Q: And now the industrial markets, how do you judge them?

A:
The industrial markets tend to be very strongly correlated with the economy. And of course the demand for industrial has been impacted by the current slowdown, but the industrial markets were very tight going into the slowdown. And one of the advantages of industrial: it is the property type where the supply side gets cut off the most quickly, so it tends to correct very quickly. So actually of all the property types, particularly in the major trend shipment centers around the US we are most optimistic in terms of that being an investment class going forward.

Q: And the retail market? Wie geht es dem Handel?

A:
The retail markets in general require the greatest amount of selectivety. It is very hard to judge retail in general. The property types within retail- the shopping center formats that we see as most attractive. Ones that offer something unique in terms of their location, in terms of what they offer consumers and what they offer the tenancy of those centers. And we particularly look at neighbourhood shopping centers as good investment vehicle, at lifestyle village centers and also very dominant regional malls in selected downtowns around the country as being strong going forward.

Im Moment gibt es kaum Wettbewerb beim Einkauf von Objekten, die Erträge sind sehr gut und die Anlage-Kosten werden sich sehr positiv entwickeln, während sich die Wirtschaft mit fantastischen Renditen erholt.

F: Doug, lassen Sie uns über die wichtigsten Märkte reden. Wie beurteilen Sie den Büromarkt im Moment?

A:
Die US-Büromärkte hatten das stärkste Comeback aller Immobilienkategorien in den späten 90ern - und sie haben sicherlich einen zusätzlichen Anreiz durch die augenblickliche Marktkorrektur erfahren. Dennoch ist diese Korrektur eher kurzfristig zu sehen mit einer starken Wende in 2002 und 2003. Diese Wende wird insbesondere sichtbar werden in den Märkten, die durch die steuerlichen Ausschweifungen der letzten Jahre gehypt wurden. Obwohl wir wählerisch sein werden, sehen wir immerhin einige gute Chancen im Hinblick auf Büro-Objekte in vielen Märkten im ganzen Land.

F: Nun zu den Industrie-Objekten - wie ist es damit?

A:
Die Märkte für Industrie-Objekte sind meist stark mit der wirtschaftlichen Entwicklung verbunden. So hat der derzeitige Abschwung sicher seinen Einfluss auf die Nachfrage nach Industrie-Objekten. Allerdings haben sich diese Märkte in der Zeit des Abschwungs gut gehalten. Einer der Vorteile von Industrieobjekten: Das Angebot kann sehr schnell beschränkt werden, so dass sich diese Märkte äußerst schnell korrigieren. Im Endeffekt ist dieser Immobilientyp, in der momentanen Entwicklung insbesondere im Bereich von Logistik-Zentren, ein Bereich, den wir optimistisch betrachten.

F: Wie wichtig sind die Drehbücher?

A:
Der Handel bedarf generell der sorgfältigsten Investment-Auswahl. Es ist sehr schwierig, den Handel im Allgemeinen einzuschätzen. Was die Unterkategorien angeht, halten wir Einkaufszentren für die attraktivsten Objekte - speziell diejenigen, die sich an einem besonderen Standort befinden und Kunden wie Mietern etwas Besonderes bieten. Ebenso sehen wir Einkaufszentren in den Wohngebieten als gute Anlage sowie Lifestyle-Zentren in den Städten und regional dominierende Einkaufszentren in ausgesuchten Vorstädten.
